Our primary goal is to help homeowners avoid foreclosure. We tailor of services to match the needs of each individual owner after the initial consultation. We use our knowledge, experience, persistence and industry relationships to aggressively negotiate short sales with the best possible terms on behalf of our clients. A standard outline of our services include:
- Initial consultation with the homeowner to review their situation and determine if a short sale is applicable
- Custom action plan which outlines the process and includes estimated timeline
- Gather all required authorization forms and financial worksheets
- Recommendations for the MLS listing and marketing the property, including free photography
- Review of offers with the homeowner
- Review the short sale package and prepare for submission
- Prepare HUD-1 and order title
- Submit our comprehensive short sale package to all lender(s)
- Contact the HOA for past due balances and transfer fees and begin negotiations if necessary
- Confirm any unpaid taxes/existence of any additional liens
- Confirm any trustee sale dates and handle postponement requests
- Prepare and submit property analysis and BPO/comparable market analysis
- Contact lender at least two times per week (our goal is 3 times per week)
- Record all communication with lender
- Update all parties involved each time communication is made
- Negotiate with PMI or other 3rd parties as necessary
- Dispute BPO as necessary
- Negotiate deficiencies and other terms of approval
